Location

Situated on the A24 Worthing Road at the junction with the A272, the 1.42 hectare/ 3.52 acre site is 1.5 miles south of Southwater.

 

Mostly surrounded by open green fields on its remaining sides and adjacent to a new land bund that protects the Knepp Estate from the site and junction, the site is adjacent to the four Buck Barn bungalows to the north west.

The current site can be accessed from the intersection on West Chiltington Lane (A272), which is managed using a traffic light system, or from the north on Worthing Road (A24) via an exit slipway.

The existing development includes a petrol station, a car wash, a retail unit, a drive-thru McDonald’s, and associated car parking, with the remainder made up of natural landscape, including grassed areas, trees and low-level vegetation.

 

The site is not in a conservation area and is more than 200 metres at its nearest point from the Knepp Castle Historic Park and Garden (Grade II), which is located beyond the earthworks to the west. It is also outside of any flood zones and next to a busy road.
